Underground Plumbing & Excavation — Done Right by a Local Master Plumber

Most of the plumbing that keeps a house working is buried: the sewer lateral carrying everything out to the street, the water service line bringing water in from the curb stop, and often a gas line to a generator, pool heater, or detached garage. When one of those lines fails, you need a plumber who can find the problem underground, dig it safely, and put it back to code — not three different contractors pointing at each other.

Angermeier Inc Plumbing & Heating has handled underground plumbing across Bucks County and eastern Montgomery County for 20+ years from our shop at 739 Churchville Road in Southampton, PA. We run our own sewer cameras, jetters, and excavation equipment, so we can scope the line, show you the video, give you a free written estimate, and do the work ourselves.

Every underground job starts the same way: find out exactly what is wrong and where it is before anything gets dug up. That keeps the trench as small as possible and keeps you from paying for a full replacement when a spot repair will hold.

Our Process

How We Handle Underground Plumbing — Start to Finish

Angermeier Inc Plumbing crew replacing an underground sewer line in Bucks County PA
  1. 1. Call and describe the problem

Call 215-364-0133. We ask what you're seeing so we arrive with the right camera, locator, and equipment.

  2. 2. Camera and locate

We run an HD sewer camera or test the water line, then locate the exact spot and depth of the problem from the surface and mark it.

  3. 3. Show you and give a free estimate

You see the video or test results and get a free written estimate with your options — clean, spot repair, or replace.

  4. 4. Utilities marked and permits pulled

We call PA One Call to have buried utilities marked and handle the township or sewer authority permits and inspections.

  5. 5. Dig, repair or replace

Our own crew and equipment open the smallest practical trench and install new pipe to current code.

  6. 6. Inspect, test, backfill

Work is inspected and tested — camera on sewer lines, pressure on water and gas lines — before the trench is backfilled and the site cleaned up.

What We Handle

Underground Plumbing Services We Offer

Sewer Line Replacement

Full replacement of broken, collapsed, root-filled, clay, cast iron, or Orangeburg sewer laterals from the house to the street connection.

Sewer Line Repair

Spot repairs on a single cracked, offset, or sagging section — when the camera shows the rest of the line is sound.

Water Service Line Replacement

New main water line from the curb stop or meter to the house — for leaks, low pressure, and old galvanized, lead, or failing pipe.

Sewer Lateral Inspection

Camera inspections with a written report and video — for home sales, township requirements, and peace of mind.

Sewer Camera & Line Locating

HD camera inspection and electronic locating to pinpoint the depth and location of breaks, roots, and bellies before digging.

Hydro Jetting & Main Line Cleaning

High-pressure jetting to clear roots, grease, and scale from underground lines when the pipe is still structurally sound.

Underground Leak Detection

Finding leaks in buried water service lines so we dig in the right spot, not across the whole yard.

Buried Gas Lines

Underground gas lines to whole-home generators, pool heaters, grills, and detached buildings — installed and pressure tested.

Well Water Lines

Replacing the buried water line between your well and your house, along with well pump and tank work.

Sewer Cleanouts

Adding outdoor cleanouts so future clogs can be cleared and inspected without going through the house.

Yard & Storm Drain Lines

Downspout, yard drain, and sump discharge lines that are clogged, crushed, or draining back toward the foundation.

Commercial Underground Plumbing

Sewer laterals, water services, and grease lines for restaurants, apartments, offices, and retail properties.

Underground Plumbing Guide

Underground Plumbing in Bucks County: What Every Homeowner Should Know

Who owns the pipe under your yard?

In most Bucks and Montgomery County townships, the homeowner owns and is responsible for the sewer lateral from the house all the way to the connection at the public main — including the part under the sidewalk and sometimes under the street. The water service line is usually the owner's responsibility from the curb stop or meter to the house.

That means when an underground line fails, the repair is typically yours to arrange. Knowing where your responsibility starts and ends is the first step, and we can help you sort that out with your township or sewer authority.

Why underground pipes fail in older Bucks County homes

Many homes in Southampton, Warminster, Feasterville, Levittown, Bensalem, and surrounding towns were built in the 1950s through the 1970s. Their sewer laterals are often clay tile, cast iron, or Orangeburg (a tar-paper pipe that flattens with age). Water service lines from that era may be galvanized steel that rusts shut from the inside.

  • →Clay pipe: joints every few feet let tree roots in
  • →Cast iron: scales up and rusts through along the bottom
  • →Orangeburg: deforms, blisters, and collapses
  • →Galvanized water lines: rust closes the pipe and pressure drops
  • →Shifting soil and tree growth: offsets joints and creates sags (bellies)

Repair, replace, or just clean?

Not every underground problem needs a shovel. Roots and grease in a pipe that is otherwise solid can be cleared with hydro jetting. One cracked or offset section can often be fixed with a spot repair. A line that is collapsing, full of breaks, or made of Orangeburg usually needs to be replaced.

The camera decides — not a sales pitch. We show you the video and explain each option with a free written estimate before any work starts.

Permits, inspections, and PA One Call

Sewer and water line work in most townships requires a permit and an inspection before the trench is closed, and Pennsylvania law requires buried utilities to be marked through PA One Call before any digging. We handle the utility marking request, permits, and inspections so the work is done right and on record.

What to expect on dig day

Underground work is planned so you are without water or sewer for as short a time as possible — usually part of a day for typical residential jobs. We protect the lawn and driveway where we can, keep the trench safe, and backfill and clean up when the line passes inspection. Surface restoration like paving or sod is discussed up front so there are no surprises.

Selling or buying a home?

A sewer lateral inspection is one of the smartest things a buyer or seller can do. Some townships require one at sale. If the scope finds a problem, we can quote the repair quickly so the deal stays on track.

When it's an emergency

Sewage coming up into the house or water bubbling out of the yard can't wait. Shut off the main water valve if a water line is leaking, stop using drains if sewage is backing up, and call 215-364-0133 — emergency service is available.

Answers

Underground Plumbing & Excavation FAQs

What is underground plumbing?+

Any plumbing buried outside the house: the sewer lateral to the street, the water service line from the curb, buried gas lines, well lines, and yard or storm drain piping.

Do you do septic work?+

No — we don't service septic systems. We handle sewer laterals connected to public sewer, water service lines, buried gas lines, well water lines, and drain piping.

How do you find the problem without digging up the whole yard?+

We run a camera through the sewer line and use an electronic locator to mark the exact spot and depth from the surface, so we only dig where the problem is.

How much does underground sewer or water line work cost?+

It depends on length, depth, what the line runs under (driveway, sidewalk, street), and township restoration rules. We give a free written estimate after we camera or test the line.

Do I need a permit?+

Most townships require a permit and inspection for sewer and water line work. We handle permits, inspections, and the PA One Call utility marking.

Can my sewer line be repaired instead of replaced?+

Often, yes. If the camera shows one bad section and the rest of the pipe is sound, a spot repair is usually the better value.

How long will I be without water or sewer?+

For typical residential jobs, usually part of a day. We plan the work to keep the outage as short as possible and tell you ahead of time.

Do you do commercial underground plumbing?+

Yes — sewer laterals, water services, and grease lines for restaurants, apartments, offices, and retail properties.

Are you licensed and insured?+

Yes. Angermeier Inc Plumbing & Heating is PA HIC #5653 with a Registered Master Plumber and 20+ years in business.

Do you offer emergency service?+

Yes, emergency service is available for sewage backups and broken water lines. Call 215-364-0133.
