    We check switch cut-in/cut-out, tank pre-charge against the switch setting, amp draw, and system pressure behavior under load.

  2. 2. Isolate the failed part

    Waterlogged tank, failed bladder, bad switch, failed check valve, or a pump at the end of its life — each has a distinct signature.

  3. 3. Quote the actual fix

    Written price for the component that failed, plus anything genuinely at the end of its life while we're there. No bundled replacement of parts that test fine.

  4. 4. Replace and set correctly

    New tank pre-charged to two PSI below cut-in, switch set to spec, new gauge and fittings, and the system purged of air.

  5. 5. Verify under load

    We run fixtures, watch the cycle, confirm draw-down volume, and leave the settings written on the tank.

How long does a well pressure tank last?+

It varies widely with water quality, pre-charge maintenance, and how hard the pump cycles. A tank that short-cycles the pump has usually lost its charge and is worth checking rather than waiting out.

Why is my well pump short cycling?+

Most often a waterlogged pressure tank that has lost its air charge, sometimes a failed check valve or a mis-set pressure switch. All three are cheaper than a pump — which is why we test before pulling anything.

Do I need a new pump or just a switch?+

A pump that won't start is often a burned pressure switch or a clogged switch tube. We check the inexpensive causes first and show you the readings.
